Every new real estate project goes through a few stages. First comes the pre-launch, then the official launch, then construction and possession. Many buyers wait for the official launch, but some choose to book early, during the pre-launch.
Is it a smart move? It can be, if you do it carefully. Here is how pre-launch booking works, why buyers like it, and what you must check before you pay a single rupee.
What is a pre-launch?
A pre-launch is the early stage when a developer opens a project to a limited group of buyers before the full public launch. Buyers are usually asked to pay a small token amount, often called an EOI (Expression of Interest), to show they are interested and to reserve their place in the queue for allotment.
1. A lower price than the launch price
This is the biggest reason people book early. Developers often offer a special price to early buyers and then raise it at the official launch.
For example, if the pre-launch price is ₹2.5 Cr and the launch price is ₹2.75 Cr, an early buyer could save ₹25 lakh on the same home. The gap is different for every project, so always ask what the launch price is expected to be, and get it in writing.
2. Better choice of unit
When fewer buyers have booked, you get more options. You can choose a better floor, a better view, a better facing, or a tower that suits you. At launch and after, the best units go first.
3. Small amount to get started
Pre-launch bookings often need only a small EOI amount rather than a large down payment. This lets you reserve your place while you complete your loan paperwork and plan your finances.
4. Possible price growth during construction
When a project gets closer to completion, prices often move up as the area develops and more buyers come in. If you buy early, you may benefit from that growth. This is not guaranteed, and it depends on the location, the developer and the market.
5. More time to plan your payments
Booking early gives you more time to arrange your funds, compare loan offers and decide how to pay. You are not forced to rush at the last minute.
The risks you must not ignore
Pre-launch is not for everyone, and the risks are real. A smart buyer looks at both sides.
- Project not registered with RERA: a project must be registered before it is advertised or booked. If a project has no RERA number, think carefully before paying anything.
- Approvals still pending: the plans, layouts and timelines may change later.
- Delays: the possession date is further away, so your money stays locked in for longer.
- Price is not guaranteed to rise: the market can move either way.
- Unclear EOI terms: some EOIs are refundable and some are not. Never assume. Ask.
Know your RERA rights
- A builder cannot take more than 10% of the property cost as an advance without a written, registered agreement for sale.
- The agreement for sale should clearly state the project details, payment schedule and possession date.
- Always check the project’s RERA registration number on the official Haryana RERA website.
Your pre-launch checklist
- Is the project registered with RERA? Verify the number on the official website.
- Is the EOI refundable, and under what conditions? Get it in writing.
- What is the expected launch price, and how much is the early-buyer benefit?
- What are the other charges, such as PLC, GST, parking and maintenance?
- Who is the developer, and how have their past projects been delivered?
- Does the location, connectivity and layout suit your needs?
- Can you comfortably afford the full cost, including the loan EMI?
Final thought
Pre-launch booking can give you a lower price and a better choice, but only if the project is genuine and the terms are clear. Take your time, ask questions, read every document and verify everything. A smart move is a safe one.
